Homes in Thamesmead

Thamesmead is unlike anywhere else in London. Much of it was built from the late 1960s onwards as a planned new town on former marshland beside the Thames, straddling the Royal Borough of Greenwich and the London Borough of Bexley. The earliest phases used concrete and system-built methods, with raised walkways, linked blocks and maisonettes. Later phases brought brick-built terraced and semi-detached houses, and recent regeneration has added new flats and homes.

That gives three very different starting points: concrete and system-built homes, later brick houses, and modern flats built to newer standards.

What to watch for in Thamesmead

Concrete and system-built homes conduct heat through their frames, floor slabs and balconies, creating cold bridges where condensation and mould often appear. Many have flat roofs and panel joints that need checking. Insulating these homes usually needs specialist detailing, and in blocks it is often a decision for the landlord or freeholder rather than an individual owner.

Because the area sits on low-lying former marshland, ground conditions and drainage are worth keeping in mind, particularly for ground-floor homes and floor insulation.

Condensation and mould are a common concern in Thamesmead homes. Before any insulation is planned, we look at ventilation, heating patterns and the cause of any existing damp.

How we work

Every Thamesmead project starts with a retrofit assessment: a visit to record how the home is built, its condition, ventilation, heating and how you use it. We then check the condensation and ventilation risk of each possible measure and write a medium-term improvement plan that sets out what to do, in what order and why.

The work is led by Oluwafemi Adeoye, a Level 5 qualified Retrofit Coordinator who also trained as a Retrofit Assessor. Our retrofit coordination is for privately funded projects, so the advice is independent of any installer or product.

Landlords

If you let property in Thamesmead, the current legal minimum EPC rating for most private lets in England and Wales is E. We can provide a domestic EPC from £75 and help you plan EPC upgrades in a sensible order. Existing damp should always be dealt with first, see our damp and mould reports.

Do you work on concrete and system-built homes?

Yes. We assess them carefully and explain what can be done by an individual owner and what needs the freeholder or landlord.

My Thamesmead flat has mould. Is that a retrofit issue?

It can be linked to cold spots, ventilation or heating, or to a leak. We look for the cause first, and our damp and mould reports can help.

Can I insulate my Thamesmead maisonette?

Possibly, but walls, roofs and windows in blocks often need consent. We help you work out what is in your control.

How do I book a retrofit assessment in Thamesmead?

Call 020 3815 7739 (office), 07979 145712 (mobile) or send us a message with your postcode and a short description of the property and what you want to achieve.

Do you install insulation or heat pumps?

No. We assess and plan independently and can review installers’ proposals against your plan.
