Awaab’s Law has introduced defined requirements for social landlords in England when emergency hazards and significant damp and mould hazards are identified. Phase 1 has applied since 27 October 2025. From 30 November 2026, Phase 2 expands the significant-hazard requirements to additional hazards including excess cold and heat, falls, structural collapse, fire, electrical hazards and domestic hygiene.
