Homes in Greenwich

The Royal Borough of Greenwich has one of the most varied housing mixes in London. Around Greenwich town centre, Blackheath, Charlton and Plumstead there are streets of Victorian and Edwardian terraces with solid brick walls, timber sash windows, suspended timber floors and chimney breasts. Further out, in Eltham, Kidbrooke and Abbey Wood, interwar and post-war houses are common, many with early cavity walls. Woolwich, Greenwich Peninsula and the riverside have large numbers of flats, from post-war council blocks to recent developments.

That variety is why a single upgrade recipe does not work here. A solid-walled terrace in Charlton needs a very different approach from a 1930s semi in Eltham or a flat in a converted Woolwich building.

What to watch for in Greenwich

Large parts of the borough are conservation areas, and some homes are listed. External wall insulation, replacement windows and roof changes may need permission, and internal insulation has to be detailed carefully to protect original features and avoid moisture problems in solid walls.

Many terraces have been extended at the back or had loft conversions. Junctions between old and new parts of the house are common cold spots, and the plan needs to treat them as one building rather than separate pieces.

In flats, works to walls, windows and roofs usually involve the freeholder or managing agent, so we help you separate what you can do yourself from what needs consent.

How we work

Every Greenwich project starts with a retrofit assessment: a visit to record how the home is built, its condition, ventilation, heating and how you use it. We then check the condensation and ventilation risk of each possible measure and write a medium-term improvement plan that sets out what to do, in what order and why.

The work is led by Oluwafemi Adeoye, a Level 5 qualified Retrofit Coordinator who also trained as a Retrofit Assessor. Our retrofit coordination is for privately funded projects, so the advice is independent of any installer or product.

Landlords

If you let property in Greenwich, the current legal minimum EPC rating for most private lets in England and Wales is E. We can provide a domestic EPC from £75 and help you plan EPC upgrades in a sensible order. Existing damp should always be dealt with first, see our damp and mould reports.

Common questions

Do you cover all of the Royal Borough of Greenwich?

Yes, including Greenwich, Blackheath, Charlton, Woolwich, Plumstead, Eltham, Kidbrooke, Abbey Wood and the Peninsula.

Can I insulate a home in a Greenwich conservation area?

Often yes, but some measures, especially external wall insulation and window changes, may need permission. We will flag this in your plan so you can check with the council.

My Victorian terrace has damp. Should I insulate?

Not until the cause of the damp is found and fixed. Solid brick walls need to manage moisture, and insulating over damp can make it worse.

How do I book a retrofit assessment in Greenwich?

Call 020 3815 7739 (office), 07979 145712 (mobile) or send us a message with your postcode and a short description of the property and what you want to achieve.

Do you install insulation or heat pumps?

No. We assess and plan independently and can review installers’ proposals against your plan.
