EPC upgrades for landlords: plan improvements in the right order

If you let a home in London or Kent, its EPC rating matters. We help landlords understand their current rating, plan sensible upgrades and avoid work that causes damp or problems for tenants.

The current rule

For most privately rented homes in England and Wales, the Minimum Energy Efficiency Standard means the property needs an EPC rating of at least E to be let, unless a valid exemption is registered. A valid EPC also has to be given to tenants at the start of a tenancy.

Rules can change, so it is worth checking the government guidance before making long-term decisions. Whatever happens with future rules, a well-planned upgrade usually makes a home easier to let, cheaper for tenants to run and less prone to damp.

Start with an up-to-date EPC

Many landlords are working from an old certificate. The rating may have changed since it was produced, either because of work done since or because the assessment method has been updated. A fresh EPC shows where the property really stands. Domestic EPCs start from £75.

Why a plan beats a quick fix

It is tempting to pick the cheapest measure that lifts the rating. Sometimes that is right. Often it leads to spending twice: a measure fitted now has to be removed or changed later, or it causes condensation that becomes a disrepair complaint. A medium-term improvement plan sets out the measures that suit the property, the order to do them in and the moisture and ventilation risks to manage, so each pound spent moves you forward.

Typical measures we look at

  • Loft and roof insulation, including hatches and pipework
  • Cavity wall insulation, where the walls are suitable
  • Solid wall insulation, inside or outside, with careful detailing
  • Floor insulation for suspended timber floors
  • Heating controls, boiler upgrades or heat pumps
  • Hot water cylinder insulation and controls
  • Low-energy lighting
  • Ventilation upgrades, so improvements do not lead to condensation

Tenants and practicalities

We plan around occupied homes. Some measures can be done between tenancies, others with tenants in place. In flats, work on walls, roofs or windows may need the freeholder’s or managing agent’s consent, and we help you understand what is in your control. We also keep damp and mould in view, because insulation over an existing damp problem makes things worse. See our condensation and ventilation risk page and our damp and mould reports.

How we help

We can provide the EPC, carry out a retrofit assessment and write the improvement plan, all as part of our retrofit coordination service. Our landlord certificates pack brings your EPC, inventory and damp reports together, and the Landlord Ready walkthrough helps you check what you need. We work across London and north-west Kent, see areas we cover.

What is the minimum EPC rating for a rented home?

For most privately rented homes in England and Wales, the current legal minimum is E, unless a valid exemption is registered.

How much does a domestic EPC cost?

Domestic EPCs start from £75. Call 020 3815 7739 (office) or 07979 145712 (mobile) for a price for your property.

How long is an EPC valid?

An EPC is valid for 10 years, but a new one may show a different rating if work has been done or methods have changed.

Can insulation cause problems for tenants?

It can if ventilation and existing damp are not dealt with. That is why we check moisture risk as part of every plan.

Do you install the measures?

No. We assess and plan independently, so the advice is not tied to selling a product. We can review installers’ proposals against the plan.

Ready to talk about retrofit?

Tell us about the property and what you want to achieve. Call 020 3815 7739 (office) or 07979 145712 (mobile) and we’ll give you a clear next step.
